ACCESS STATEMENT FOR WAVENEY COTTAGE B & B
Waveney Cottage is situated on the A631 within walking distance of shops, banks and restaurants. We aim to cater as far as is possible for the needs of all of our guests. Please contact us if you have any specific questions or requests.
Pre-Arrival CallConnect buses will transport you to outlying villages from the main bus stop, call at least 2hrs before you wish to travel. 0845 234 3344 Mon - Fri 0830-1630 Sat 0900 -1500 Train station 7 minutes walk. Timetable Lincs traveline on 0870 608 2 608 We are can usually provide transport to the station or bus stop providing prior notice is given Local taxi services available & we can make a booking for you Brochure and breakfast menu can be provided in large print by prior arrangement Special diets can be catered for please contact us before arrival Our home is double glazed and centrally heated, each radiator has a thermostat & there is an additional fan heater in each room All pillows and quilts are fibre filled We do not have any pets in the house
Arrival & Car Parking Facilities Parking bays are marked by white square blocks there is space for 4 cars There is a concrete footpath from the main road via a small gate to the front door. We are happy to assist with guest's luggage
Main Entrance & Reception Guests have their own keys and an emergency key hangs to the left of the door The ground floor and stairs have short pile carpet
Public Areas - General (Internal) There are 13 stairs to a landing followed by a further 2 steps to each bedroom The stairs are 17cm high, 24cm deep, 81cm wide Lounge for guest use on ground floor with upholstered seating and a higher firm rocking chair. The door is 81cm wide
Breakfast Room The breakfast room is on the ground floor and the door is 81cm wide Furniture is flexible and can be moved on request. Tables have under space of 61cm (legs on each corner). The chairs are without arms Breakfast menus are available in large print Laundry * We are happy to dry off wet clothing. Outdoor Facilities A seat is a vailable to guests in the garden.

Toilet is 41cm high Basin is situated within a vanity unit within the room with additional lighting above plus drawers. It is 86cm high. Good colour contrast of floors, walls, fittings and fixtures There are two basket chairs 43cm high with cushions

Grounds and Gardens We have a garden (flower border and lawn) for residents which is available to sit in (seating available in summer)
Additional Information Mobile phone reception is generally good especially for 'Orange' Guests should use the front door in the event of an emergency. If you require assistance to evacuate please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment etc. We are happy to take delivery of hired equipment where possible It is against the law to smoke in our home and we also request no smoking in the garden area We can supply additional refreshments eg. packed lunch providing prior notice is given Special diets can be catered for please contact us before arrival
